The Capston

THE BRIEF /

Johns&Co were appointed as sales agents for The Capston, the final phase of Ballymores Embassy Gardens development in Nine Elms.

The requirement was to produce investor-facing materials that clearly positioned The Capston within the wider context of the regeneration, articulating both its significance as the final release and the underlying performance of the scheme to date. The materials also needed to reinforce Johns&Cos role as the areas leading lettings and management agent.

THE SOLUTION /

We developed a structured investor guide supported by bespoke data, illustrations and infographics, designed to present the performance and scale of Embassy Gardens in a clear and accessible format.

The focus was on organising complex information into a narrative that could be easily understood by investors, combining market data, scheme context and forward-looking positioning. Alongside this, we produced a suite of supporting sales materials to ensure consistency across all points of communication.

Rather than standalone pieces, the outputs were designed to work together as a cohesive communication set, helping present The Capston as a credible and well-positioned final opportunity within one of Londons most established riverside developments.

"Strong investor materials turn information into conviction. When design, data and narrative work together, they do more than inform — they influence decisions."
